Q&A with Bethany Taylor, Account Manager for Asia



 What are the benefits of having a representative in Asia?  
 "David Phillips increasingly found themselves furnishing properties with clients based in Asia. Soon they realised that having a representative based in the region would enable them to better meet the special requirements of their international clients, with a dedicated point of contact in a time-zone more appropriate to these customers' needs."   
Where are you based? 
"I am primarily based in Hong Kong; Hong Kong has been my home for 13 years as my parents are expats, so I lived here as a teenager. I moved to London to study and start my career before moving back to be David Phillips' Asian Account Manager. I also spent part of my childhood in Dubai & Bahrain, so I am used to travelling and living abroad."   

How many countries are you able to work from? 
"I am able to set up a meeting anywhere in Asia, and regularly find myself travelling to Singapore, Malaysia, Thailand and the Philippines. Being able to meet face-to-face is important as it can make all the difference when preparing a property for rental; it gives them a chance to ask questions and talk through the options for furnishing their property in greater detail. It can be hard to feel at ease emailing someone 6000 miles away that you have never met." 
Why do you feel there is a significant appetite to invest in the UK market - and in particular London? 
“Fundamentally, the current housing climate in London is in favour of buy-to-let investors; with rental income and property values increasing at a high rate, the city is an exciting place for those looking to expand their property portfolio. Not only this, but London is one of the largest and fastest growing cities in the world, making it a safe place to invest your money."
Why do investors choose to use David Phillips? 
"The majority of the London rental market is offered furnished–it is important that investors furnish their property properly in order to achieve the highest possible yield and obtain the best quality tenants. Competition is fierce and it is my job to ensure their units rent first."
What projects are you working on? 
"I have recently embarked on the Battersea Power Station project with a client, and have also had the chance to work on other exciting projects including: Riverlight, Goodmans Fields, The Fusion, The Eagle, Chelsea Creek, Stratford Plaza, Hallsville Quarter and Plimsoll Building." 
What special considerations need to be made when working with international clients? 
"My clients in Asia want to feel like they’re in safe hands and have someone do the hard work for them, especially when someone with expertise in the area is able to go above and beyond their own capabilities. It’s important to remember that international clients can’t just pop into their managing agent or a showroom to ask a question regarding their property, so having a physical presence really helps put their mind at ease and gives them confidence in us as a company."
