Maximising Investment Returns and the Market Potential of New Developments

Creating show homes that increase both buyer interest and investment returns for developers.
Nuovo Apartments: Manchester

When showcasing new developments - whether on or off-site, still under construction or ready for immediate sale - it is key that viewers are presented with the full potential of each location. Show homes by David Phillips are renowned for the benefits they offer to developers - helping those who we work alongside to achieve the maximum possible returns on their investment, quickly and easily.

Our team has a large amount of industry experience, and our design led approach focusses on streamlining the showcasing process - reducing the time and financial costs of both producing and marketing show homes. With bespoke services personally tailored to each project and the ability to source a huge range of furnishings specific to the requirements of each location, we are confident in our ability to achieve the best possible sale outcomes, nationwide.

Staging to Stand Out
With more and more young professionals demanding modern homes in the heart of Britain’s cities, new builds are regularly constructed and remain in high demand. From converted warehouses and mills to new high-rise towers, the rate of development is ever-growing, and a huge number of developers are now competing for buyers’ attention.

Our team’s goal is to help clients to stand out in such a crowded sector by combining specialist design knowledge with the individual qualities of each development to create a sense of home - allowing viewers to visualise the property as their own. These feelings are induced by carefully constructing rooms that are inviting and full of life, and they help to excite viewers and entice them to make the decision to purchase.

The interior design team at David Phillips has recently completed two projects at Nuovo Apartments, a regeneration scheme by UK Land & Property for the Ancoats area, providing 166 high specification apartments and ground-floor commercial space.

Lois Trustman, Interior Designer at David Phillips, shares her inspirations behind her latest projects:

“Comprising a thirteen-storey Tower and two lower blocks [Atrium], we created two very different show apartments in each to show potential buyers the range of variety possible within the location."

Atrium Apartment
“The inspiration for this show apartment was inspired by the freshness and tranquility found in Scandinavian design."

Atrium Apartment Show Apartment - Lounge

“Raw wooden finishes and mid century styles help to produce a calming, Nordic aesthetic. We used a muted colour palette as a base, contrasted with vibrant accessories and furniture aimed at attracting attention and guiding viewers through rooms."

Atrium Apartment Show Apartment – Dining Area

“Using a circular dining table with a glass top and non-solid base allowed the dining area to remain light and open. The choice of neutral furniture and wall colours allows bright table dressings to serve as focal points within the room."

Tower Apartment
“Our vision for this show apartment was to create a location resembling a boutique hotel."

Tower Apartment Show Apartment - Lounge

“We created an air of opulence in the lounge by using plush velvet, brass and walnut finishes. Subtle differences in colour ensure distinction between each piece of furniture, expanding the room and providing logical progression between elements."

Tower Apartment Show Apartment – Master Bedroom

“We installed beautiful cut glass pendants in the bedroom, framing cushions featuring geometric patterns in contrasting colours and abstract artwork, drawing viewers gaze to the centre of the room. This use of symmetry helps create a sense of balance in keeping with other rooms. Lois adds; “Show homes are an integral part of the home buying process when buying in a development, whether large, small or individual. The interior design team [at David Phillips] are experienced with conceptualising unique Interior Schemes for show homes in a number of markets, including Prime Central London."

“Being at the forefront of innovative design, we continuously take inspiration from emerging design trends and incorporate them into our own offering, adapting to our clients’ needs and the local market – i.e. the potential buyers. No matter what the budget or type of property we always strive to deliver the best quality.”

David Phillips’ interior design service offers a bespoke solution from design concept through to installation, personally tailored to our clients’ needs and desires.
Beginning with initial site surveys, the process then requires that our team produces a selection of design proposals for the client to ensure that the ideas of the designers reflect the characteristics of the home the developer wishes to showcase. Following this, all items - including bespoke and special order pieces are sourced, followed by final installation and dressing.
