Prestige Home Staging in Prime Central London

Developers and agents alike know very well that Prime Central London (PCL) is one of the most challenging markets in which to operate, where service, quality and luxury are paramount.

In the past, demand for prestige homes has been fuelled by high net worth individuals keen to invest in the world’s most desirable city. However, with reports suggesting that demand for such homes may be cooling, developers and selling agents are increasingly deploying home staging to further enhance the appeal of such homes - both new and old - to attract the right buyer to realise the full commercial potential of the property.

The specialist rental team at David Phillips, who for a number of years has provided a home staging service, has recently completed projects in two prestigious residences in Chelsea and Belgravia - a five bedroom town house marketed at £9.25m and a five bedroom duplex at £13m. Kensington & Chelsea is currently the most expensive place to live in the UK, according to the latest Rightmove House Price Index – with the average price of a property at just over £2,350,000, and more than the average share of prestige properties.

Working directly with the owner-occupiers of these beautiful period conversions on the advice of their respective selling agents, the David Phillips design team created a luxurious contemporary scheme with a sense of timeless elegance. David Phillips has access to thousands of high end products and regularly sources bespoke and designer branded items to meet the needs of their client.

The 5* hotel space in the master bedroom in Chelsea

The grand five bedroom townhouse in Chelsea is a perfect family home. Close to King’s Road and Chelsea Embankment, accommodation is arranged over five floors with spacious reception rooms, high ceilings and a stunning drawing room that leads in to a good sized landscaped garden. With such grandeur, it was important to make the house feel light and airy and establish the property as a home with a sense of peace and tranquility.

For example, the master bedroom has echoes of a five star hotel, achieved by using a pallete of earthy greys and warm taupes to contrast with the wooden furniture. A touch of zesty yellow in the cushions, artwork and accessories compliment the scheme and add interest.

The second property is in Eaton Place, Belgravia. Houses here are breathtaking rows of four and five storey terraces in a classical style. Located in one of London’s most exclusive streets, these properties appeal to the most discerning buyers.

Evoking the passion with bold colours and velvet sofas in Belgravia

Here, the home in question was a five bedroom maisonette spread over the top three floors of an impressive white stucco fronted period conversion. Key features include a top floor large reception room with direct access onto private terraces with stunning views over the London skyline; a separate smart dining room and a serving kitchenette; a bespoke modern kitchen with dining area and a study.

The brief was clear: Reinforce the sense of superior living – most notably in the drawing room that, without doubt, is the heart of this exclusive home. To achieve this, David Phillips designers selected velvet sweeping arm sofas popped with bold colour cushions, while walls with dressed with original contemporary artworks. Furnishing and dressing with rich timber furniture throughout, David Phillips created an inviting and memorable space that demonstrated the home’s true potential and enabled buyers to imagine what it would be like to live in one of London’s wealthiest areas.

At the heart of home staging is skillfully enhancing the desirability and livability of a home. With a strong reputation as the leading provider of specialist property services in Prime Central London, we understand that bespoke interior design plays a fundamental role in selling prestige properties. This necessitates involving interior designers with the expertise and experience required to achieve the correct result first time, carefully selecting furnishings and finishes to ensure that they match the expectations of quality and design that buyers of PCL expect. Such is the David Phillips expertise, the overwhelming majority of homebuyers go on to purchase all or some of the scheme.

Home staging helps properties sell more quickly and for the best price. In the last year alone, David Phillips directly helped sell over £250m of property across the UK at 98% of the asking price.
